Buying a London property while living overseas presents a very different challenge from buying locally. It is not simply a question of finding properties online. International buyers often have limited time in London, may be unfamiliar with the English buying process and need somebody they trust to distinguish a genuinely good opportunity from a property that merely looks impressive in photographs.
Curetons represents international buyers purchasing homes, second residences and investment property across London. We can act as your eyes and ears on the ground: searching the market, previewing properties, providing candid feedback, advising on value, negotiating on your behalf and helping coordinate the acquisition through to completion.
You do not need to spend weeks travelling between London viewings. Much of the search can be managed before you arrive.
A London property adviser on your side
Estate agents in England normally represent the seller. That distinction can be unfamiliar to overseas buyers, particularly those coming from countries where buyer representation is much more common.
Curetons works on the other side of the transaction. Our client is the buyer.
We search across different estate agents and developers rather than promoting a particular firm’s stock, and our advice is based on whether we believe a property is right for you and represents sensible value. If we believe you should negotiate, we will say so. If further investigation is required, we will raise it and if we believe you should walk away from a property altogether, we will tell you.
That independence can be particularly important when you are thousands of miles away.
Why buying London property from overseas can be difficult
London is not one property market. Two streets a few hundred metres apart can perform very differently. The best road in a neighbourhood may command a substantial premium over the next one. Within the same apartment building, outlook, floor level, aspect, service charges, lease terms and position within the development can materially affect both value and future resale. Online portals rarely explain those nuances.
International buyers can also encounter unfamiliar terminology and processes: freehold and leasehold ownership, service charges, sinking funds, chains, exchange of contracts, completion, surveys and the fact that an accepted offer in England is generally not legally binding until contracts are exchanged.
This is where experienced local representation becomes valuable.
We can conduct much of the search before you travel
Some international clients prefer to fly to London and spend several intensive days viewing properties. Others want us to narrow the market first.
We can discuss your requirements remotely, search suitable areas, speak directly with selling agents, identify forthcoming and discreet opportunities and preview properties before recommending which ones are genuinely worth your time. Where appropriate, we can provide photographs, video, detailed feedback and remote viewings.
By the time you arrive in London, instead of beginning with twenty possibilities, you may have a carefully selected shortlist of three or four. Some purchases can also be managed substantially remotely where the client and their legal advisers are comfortable doing so.

The service is tailored to the particular purchase. A client acquiring a Mayfair apartment from overseas will have different priorities from a family relocating to Hampstead or an investor considering a new-build property in Canary Wharf.
Choosing where to buy in London
One of the first questions international buyers often ask is: Where in London should I buy? There is no universal answer.
Prime Central London areas such as Mayfair, Belgravia, Knightsbridge, Kensington, Chelsea and St James’s appeal to buyers seeking prestige, centrality and long-established international demand. Marylebone and Notting Hill offer a more residential atmosphere while remaining very central. Hampstead and St John’s Wood are popular with families seeking larger homes, greenery and well-known schools.
For modern apartments and strong transport connections, developments around Canary Wharf and parts of East London, like Shoreditch, Whitechapel or Stratford may suit a completely different type of buyer.
The right neighbourhood depends on why you are buying. Someone relocating permanently may prioritise schools and commute times. A second-home buyer may care more about restaurants, security and ease of access from Heathrow. An investor may focus on rental demand, service charges and resale liquidity.
We help clients look beyond the postcode and understand which micro-locations genuinely suit their objectives.
Understanding freehold and leasehold property
One of the biggest differences international buyers encounter is the prevalence of leasehold ownership in London. Many London houses are freehold, while apartments are commonly leasehold. Some apartments also come with a share of the freehold.
A leasehold property can be perfectly normal and desirable, but the lease needs to be understood properly. The remaining lease term, ground rent provisions, service charges, reserve funds, planned major works and management of the building can all matter.
This is one reason we encourage buyers not to judge apartments purely on their internal condition. A beautiful flat can still be a poor purchase if the building itself has significant issues.
Your solicitor is responsible for the legal due diligence, but we help make sure the right property questions are being considered from the outset.
Stamp Duty and tax for overseas buyers
International purchasers should establish their likely UK tax position before committing to a purchase.
Stamp Duty Land Tax applies to residential property purchases in England and Northern Ireland, and additional rates can apply depending on the buyer’s circumstances. Non-UK resident purchasers may also be subject to an additional surcharge. The final amount can depend on factors including residency, whether you already own residential property elsewhere in the world, how the property is being purchased and the nature of the transaction.
There can also be UK tax implications during ownership and when a property is eventually sold. Curetons does not provide tax advice. We strongly recommend that international buyers obtain advice from an appropriately qualified UK tax specialist before purchasing, particularly for high-value property or where companies, trusts or more complex ownership structures are being considered.
For a general introduction, see our Stamp Duty explained guide.
Proof of funds and anti-money-laundering checks
Overseas buyers should also be prepared for detailed source-of-funds and source-of-wealth checks. Estate agents, solicitors, lenders and other regulated professionals may need documentation explaining both where the purchase money is coming from and how that wealth was accumulated.
Depending on your circumstances, this can include bank statements, investment records, company documents, evidence of property sales, inheritance documentation or other financial records. Preparing this information early can prevent unnecessary delays once the right property has been found.
Where an overseas company is being used to purchase UK property, additional registration and beneficial-ownership requirements can also apply.
Your solicitor and tax advisers should advise on the appropriate ownership structure before you proceed.
Can international buyers obtain a UK mortgage?
Potentially, yes. There are lenders and private banks that work with international and non-resident buyers, although lending criteria, deposit requirements and evidence of income can differ substantially from domestic mortgages.
The best approach depends on your country of residence, income, assets, currency, property value and whether the property will be a home or investment. We do not provide mortgage advice, but can work alongside your chosen lender or mortgage adviser during the purchase.
Buyers transferring substantial funds into sterling should also consider foreign-exchange risk. A movement in exchange rates between agreeing a purchase and completing it can materially alter the cost in your home currency. Specialist currency advice may therefore be appropriate.
Buying a London home from the United States
Curetons often works with American buyers looking to purchase property in London. The English system differs in several important respects from the US model. There is generally no single MLS covering the entire London market, selling agents work for the seller, the legal process is different and an accepted offer does not provide the same certainty as a completed contract.
Terminology can also be confusing. What Americans call a condo would usually be described as a flat or apartment; property taxes work differently; and leasehold ownership is considerably more common.
For an American buyer who cannot continually travel between the US and London, having somebody independently inspecting properties and dealing with agents locally can make the process considerably more manageable.
We can begin the search before your next London visit and structure viewings around the time you actually have available.
Buying for children studying in London
Another common requirement is parents purchasing a property for a son or daughter studying at a London university. In these cases the property often has two jobs to do. It needs to work as a safe, practical home in the right location today, but it should also remain a sensible property to own or resell once the student has graduated.
Transport links, building security, service charges, local rental demand and the future buyer pool may matter just as much as proximity to a particular university.
We can help families balance those considerations rather than buying purely on walking distance to a campus.
Buying London property as an investment
International investors should approach London differently from somebody purchasing a trophy home. A prestigious postcode does not automatically produce the best investment. Rental demand, yield, service charges, future supply, tenant profile, building quality and resale liquidity all need to be assessed together.
Some properties make wonderful homes, but mediocre investments. Others look attractive on a developer’s brochure yet face considerable competition from similar apartments when eventually resold.
Curetons can help assess the property itself and the local market, while your tax and financial advisers consider the wider structure and financial implications.

Accessing off-market London property
International buyers are often particularly interested in off-market properties. London does have a significant private and pre-market sector, especially at the upper end of the market. Our relationships with estate agents, developers and property contacts can help us hear about opportunities before they appear on the major portals.
We can also make direct approaches in particularly specific searches. Howevermwe do not recommend buying something simply because it is described as “off market”. Private does not automatically mean rare, desirable or good value. Every property still needs to stand up on its fundamentals.
Our guide to What Is an off-market property? explains this in more detail.
Why international buyers use Curetons
Curetons is independent, privately owned and based in London. We have represented clients from around the world and understand the practical difficulties of making an important property decision in a market you may not know intimately.
Our role is not to convince you to buy a property. Our role is to help you find the right one, understand what you are buying and secure it on the best terms we reasonably can.
Frequently asked questions
Can a non-UK resident buy property in London?
Overseas and non-resident buyers regularly purchase London property. However, residency can affect taxation, mortgage availability and the checks required during a transaction, so specialist legal and tax advice should be obtained for your individual circumstances.
Do I need to travel to London to start a property search?
No. We can begin the search remotely, discuss properties with agents, preview suitable options and create a shortlist before you travel.
Can Curetons view properties for me?
Yes. This is particularly useful for overseas clients. We can preview properties and provide independent feedback before recommending whether a property merits a personal viewing or further investigation.
Can Curetons negotiate with the estate agent on my behalf?
Yes. We can assess the property’s asking price and comparable evidence, advise on offer strategy and conduct negotiations directly with the selling agent.
Can international buyers access off-market London property?
Potentially. Some properties are marketed privately or circulated to buying agents and selected purchasers before reaching the open market. We actively speak with agents and contacts to identify these opportunities, although every off-market property is still assessed on its merits.
Do overseas buyers pay additional Stamp Duty?
A non-UK resident surcharge can apply to residential purchases in England, and other higher rates may also apply depending on individual circumstances. Because the rules can interact, your solicitor or tax adviser should calculate your liability before you commit to the purchase.
Does buying a property give me the right to live in the UK?
Property ownership and UK immigration status are separate matters. Purchasing property does not itself provide a right of residence. Immigration advice should be obtained from an appropriately regulated specialist.
